FYI - THIS UPDATE MAY TAKE LONGER THAN NORMAL TO COMPLETE !!! < --------
If you are not already running a 2025.12.31 or higher Update Release of FHA Software, this update process will take longer than normal to complete. If so, this update will be adding numerous fields to your existing Certification Database files ( that was originally provided with the previous 2025.12.31 Update Release ), including the ability to enter ( record ) Phone Number and Email Address for all household members. In doing so, the Database Update Utility feature that runs at the end of the installation process may take up to 3 to 5 minutes or more per project to complete, depending on how much Tenant Certification Data history exists and your computer's performance level. Knowing this, we recommend completing this update at a time ( at night or on the weekend ) that will allow the extra Database Update Utility feature process to finish without interruption.
This is basically the 3rd Quarter 2026 software update.
IN GENERAL: Revised - The Asset Income Calculation ( HOTMA ) section of the Asset Value & Income entry feature window ( in Tenant Certification Data ) to visibly display the actual Net Family Asset amount that is used to determine imputed income from assets, when applicable .. Revised - The TC Detail Report to also display actual Non-Necessary Personal Property ( NNPP ) total and Net Family Asset amounts .. Fixed - Recertification Notice related Mergefield Codes RN0034 and RN0060 ( which inserts the 30 Days before Recertification Due Date ) to correctly report the month of December when generating Annual Recertification Letters for Tenants due for recertification on 01/01/2027 .. Added - A Display option to the Find - Work Order feature window that defaults listing Work Order entries for the last 3 years only or the option to list all Work Order entries which speeds up this feature's performance when years and years of Work Order entry history exists.
ACCOUNTING: Revised - The Multiple A/R Tenant Charge &/or Payment Entry feature to allow negative Charge &/or Payment amounts to be recorded .. Added - A new Payment Alerts Summary option to the Rent Statement feature.
HUD SPECIFIC CHANGES: Added - A direct link to HUD's Secure Services Portal in the HUD > TRACS/MAT File Submissions menu selection .. Fixed - The issue with Contract Number and Project Number not being inserted on a HUD-50059A form being printed from the Review Changes to Tenant Assistance feature for Move-Outs, GRC, and Unit Transfer entries .. Added - A new Unit Data Summary named SAMPLE_RENT_ROLL_FOR_NSPIRE that does not display Tenant Names which can be used for scheduling NSPIRE related inspections.
RD SPECIFIC CHANGES: Revised - The line Item #15 Net Family Assets amount being reported on the RD 3560-8 Tenant Certification form to be based on the actual Net Family Assets amount, when applicable .. Added - The 2027 HOTMA related HUD Annual Inflationary Adjusted Values Schedule ( Effective 01/01/2027 ) for all existing RD Projects that are maintained in the DATA .. PROJECT DATA .. RD INFO feature window.
